Padrial is bringing the plans, prices and available homes of every development into one place, each fact signed with its developer's name and dated. Developers can apply now, and we invite them group by group.
Every new development on the Costa del Sol begins as years of careful work. Someone found the land, drew each home down to the terrace and the hour the sun reaches it, set the prices and promised the day the keys are handed over.…
Then the work goes out in pieces: a website for the development, a brochure, a price list by email, then a newer one, a plan sent when someone asks. In an agent's inbox the old price list and the new one look the same. By the time a buyer sits down to decide, much of what the developer made never reaches them.
We know, because we have sat in the buyer's chair. Both of us who started Padrial bought a new home in Spain. Every question we asked had an answer somewhere: on a website, in a plan, in a price list on the developer's desk. We watched a good agent search through emails for a price while we waited. The answers existed. They had only failed to arrive.
We have been collecting what this market publishes since 2024. Since spring 2025 we have worked with the people who build these homes and the people who sell them, to learn where things get lost. In June 2026 we started building Padrial: one record of every new home on the coast, read from the developer's own websites, brochures and price lists, with the developer's name and the date on every fact. When an agent puts a plan or a price in front of a buyer, both will see where it came from and when.
Padrial takes its name from the Padrón Real, the Spanish Crown's master map of the seas, kept current for generations from what returning navigators reported. We are doing the same for new homes, starting on the Costa del Sol.
PDFs and websites are how the work travels. The record belongs in one place that every agent works from, and the developers who join now will shape what that looks like.
The trade will come in the way it already works. Developers apply, and we invite them group by group; each group closes before the next one opens. It is free for developers. The first groups help decide what we build, and the services we add for developers will be open to those who joined. Estate agents follow, office by office, starting with the agencies those developers work with. They will get every home, whole and dated, in one place, and can send it to a client under their own name. Everyone comes in with the people they already work with.
